LEASES

Alexander Randolph, PC, has experience in representing a wide variety of businesses in negotiating and drafting commercial leases. We have represented both Landlords and Tenants in the leasing process, which gives us the ability to anticipate possible problems and pitfalls for our clients. We have worked on leases for retail stores, restaurants and cafes, offices, pharmacies, attorneys, medical services, real estate brokerages, gyms and fitness facilities, and manufacturing facilities.

Clients leasing an office, retail or commercial space are often overwhelmed by lengthy and confusing commercial leases. We are able to walk tenants through commercial leases, so they are aware of what they are signing. We also have the experience necessary to assist clients in negotiations, which often result in benefits to the tenant under the lease, such as reductions in rents, abatements of rents, greater improvement allowances and reductions of liabilities.

Clients who are landlords want us to assure that they are getting the most protection possible both for their rental income and their real estate holdings. Therefore, we work hard to ensure that a lease is negotiated which protects the landlord in the case of damage to the property or default of the tenant.

In our constantly changing real estate market, we work hard to keep up with changes, which enables us to better advise clients in all aspects of lease negotiations.

We also assist clients who own rental or investment properties to draft residential leases, which protect them and their property.
